Constructions-Renovations-Restorations

Buying off Plan

Buying off plan means purchasing a property (house or shop) from architects' drawings, as opposed to a finished building. Typically these drawings are presented in the form of a sales brochure from the developer. Planning permission will have been granted, but the building work will not have been completed.
This is usually the most cost effective way of purchasing a property. To a developer, time is money. Developers want to sell their product quickly and will therefore price their product accordingly. The quicker they can finance and build their development, the quicker they can take their profit and start the process all over again. This is one of the main reasons property investors buy off plan. It is easier and cheaper to customise the property during the construction phase. You pay for the property in installments, thus avoiding the need to arrange a mortgage.

Renovations and Restorations

Our agency handles renovations and restorations of holiday homes for owners who live permanently overseas. Most of our clients who purchase homes in need of renovation are still working and do not have the “time” or the “Greek Know How”, to undertake such projects. The clients are informed of the work in progress up to the finishing touches.   4. Banks require an appraisal when you ask to use a home or other real estate as security for a loan, because it wants to make sure that the property will sell for at least the amount of money it is lending.

Legal & Financial Advice

Lesvos Estate has a group of competent lawyers, accountants and bank managers who help clients resolve legal and financial matters.

Lawyers carry out necessary legal surveys and conduct a property title check for the past 20 years; they ensure the property is free of any mortgage notes, claims, expropriations, rights-of-way and, in general, any legal encumbrances. In addition, lawyers ensure that all property taxes burdening the vendor have been paid.

All property owners in Greece need to fill out an income tax form following the year of purchase. Therefore, the accountants we work with are recommended to complete the necessary paperwork and explain the taxation laws.

Property owners have the responsibility to privately register their property to the Hellenic National Cadastre. Please visit www.ktimatologio.gr and be informed when the area your property is located in will be included in the survey procedure. In case a citizen does not submit an ownership declaration during the cadastral survey procedure, their property is registered in the National Cadastre as of an “unknown owner”. Provided that the citizen holds official legal deeds, he/she can request the correction of the relevant registration even after the completion of the cadastral survey. Up to now, the correction was possible only through a strict, expensive and time-consuming procedure. Corrections of this type will be now performed through a simple, time-effective, special legal procedure (voluntary jurisdiction), in which the court decides without litigation and the procedure is completed in a very short period.

Public Notaries- Land Registry

A public notary is a government-appointed lawyer who processes and certifies all real estate transactions, including drawing up and reviewing all official documents, to ensure the legal transfer of the property.

The land registry office needs a copy of the title, and the certificate from the Registry of Mortgages to register the property under the buyer's name.

Civil Engineers- Architects

Civil engineers/Architects design and supervise the construction of buildings. They must consider many factors in the design process, from the construction costs and expected lifetime of a project to government regulations and potential environmental hazards such as earthquakes and hurricanes. They also design topographic plans and apply for building permits of properties.
